Glassboro Borough to hold public hearing for six-story mixed-used building

PUBLIC NOTICE    BOROUGH OF GLASSBORO, NEW JERSEY  PUBLIC HEARING NOTICE    A PUBLIC HEARING WILL BE HELD BY THE PLANNING BOARD OF THE BOROUGH OF GLASSBORO ON TUESDAY, JANUARY 7, 2014 AT 7:00 P.M. IN THE MUNICIPAL BUILDING.    The object of the hearing will be to consider an application for:    PRELIMINARY AND FINAL SITE PLAN APPROVAL     By the undersigned applicant for the following purposes:    To construct a mixed use six story building consisting of 25,070 square feet of retail space fronting on Rowan Boulevard and 25,780 square feet of medical office/healthcare space fronting on Victoria Street on the first floor with lobby, student housing on the second through fifth floors, market rate apartments on the fifth and sixth floors with 179 parking spaces, along with lighting, landscaping and other related improvements.    The following variances, waivers and/or deviations from the Glassboro Central Business District and Nearby Environs Redevelopment Plan as Amended One through Sixth Amendments and/or Borough ordinances are sought in connection with this application:     A minimum two (2) foot building setback from the Right of Way (ROW) is required. The proposed site plan provides varying widths of building setback from the following ROWs, the minimum provided being:  0.19 ft. – Victoria Street  0.15 ft. – Mick Drive  0.56 ft. – Redmond Avenue   The maximum building length permitted is 400 ft. and proposed A-2 building is 507 ft. along Rowan Boulevard, in addition to the 378 ft. along Victoria Street.     Applicant also seeks any and all other variances, waivers and/or deviations that upon review of the application by the Board or its Professionals, may be deemed necessary or required.    Address of the property is Rowan Boulevard and Victoria Street, Glassboro, New Jersey, Block 18.02, Lot 1 of the tax map of the Borough of Glassboro.    The application and documents relating to this application are on file in the Construction Office and are available for inspection, during the hours of 8:30 a.m. to 4:30 p.m. Monday through Friday.    Any interested party may appear at said hearing and participate therein in accordance with the rules of the Planning Board of the Borough of Glassboro.    Date: December 23, 2013  By: Kathie L.
