Robbinsville Township to hear filed plan for apartments in redevelopment area

NOTICE OF PUBLIC HEARING PLEASE TAKE NOTICE, that an application for certain land development approvals for the property located in Robbinsville Township, south of State Route 33 and east of Washington Boulevard (the “Property”) has been filed by the property owner, Washington Village, L.L.C. (the “Applicant”) with the Planning Board pursuant to the provisions of the Town Center South Redevelopment Plan and Amendment thereto, dated September 27, 2012, together with applicable sections of the Township of Robbinsville Land Use Ordinance. The property is designated as Block 1.06 Lot 1; Block 1.04 Lots 1-11; Block 1, Lots 11.03-11.05, 72-74; Block 1 Lots 66-70; Block 1.03 Lots 1-8; Block 1.05 Lots 1-11, including various rights of way, on the current Township of Robbinsville Tax Assessment Map, located in the Town Center South Redevelopment Area, pursuant to designation by the Township via resolution adopted per the local development and housing law, N.J.S.A. 40:12A-1, et. seq. The Applicant has entered into a Redevelopment Agreement as “Redeveloper” with the Township, dated April 5, 2013, as amended May 16, 2014, to address redevelopment of the subject property and the respective rights and obligations of the parties. In furtherance of the Applicant’s intended redevelopment of the Property, the following have been filed with the Planning Board for its review and approval to allow for the construction of two (2) four-story garden apartment buildings with a total of 64 one- and two-bedroom apartments. Each building will contain 32 one- and two-bedroom apartments. In addition to the two (2) apartment buildings, improvements to the site will include associated site improvements, such as roads, stormwater detention facilities, utility services and landscape courtyard features, all of which are set forth in the Application for Preliminary and Final Major Site Plan. The project is located in the southern tract of Robbinsville Town Center South Redevelopment Area. The Applicant’s plan proposes the construction of certain off-tract improvements including the extension of Lake Drive and Liberty Street. Access to the proposed development is afforded from both Route 33 and Washington Boulevard. In addition to the foregoing described approvals, the Applicant will also seek the Board’s approval for any and all variances, exceptions, waivers, deviations and other incidental relief that may be required or deemed necessary by the Planning Board after or during its review of this application, together with any further relief that may be deemed necessary by the Applicant during the hearing process including that which may be generated by way of revised plans and submission of same. Please note that, to the extent and/or application revisions are made during the hearing process, the Applicant reserves the right to amend its application accordingly. The hearing on this application will be held by the Township of Robbinsville Planning Board on Wednesday, July 16, 2014, at 7:30 PM or soon thereafter as the matter may be reached at the Robbinsville Township Senior Center located in the Robbinsville Township Municipal Complex, 1117 U.S. Highway Route 130, Robbinsville, New Jersey, said hearing to be conducted pursuant to the rules and regulations adopted by the Board. The intent of this Notice is to afford you the opportunity to appear, if you so desire, before the said Board at the time and place designated above for the purpose of being heard with respect to this application, pursuant to the procedures adopted by the Township of Robbinsville Planning Board and as provided by the Municipal Land Use Law, N.J.S.A. 40:55D-1, et. seq. All documents and plans for this application will be on file with the Planning/Zoning Office at 1 Washington Boulevard, Suite 5, Second Floor, Robbinsville, New Jersey, 10 days prior to the July 16, 2014, hearing and will be available for inspection during business hours which the Applicant is advised is from 8:30 AM to 4:30 PM. _______________________________ LEO R. Robbinsville Township Planning grants Sharbell Final Major Approval

 LEGAL NOTICE   At a scheduled meeting of the Robbinsville Township Planning Board held on Wednesday, March 19, 2014 the following action was taken:  1.Resolution of Memorialization was adopted granting final major subdivision for Phases 3B and 3C and final site plan for a portion of Phases 3B and 3C to Sharbell Building Company, LLC for property known and designated as Block 26, Lots 4, 6.01, 7.01, 8, 9, 10, 11, 12, 23, 24, 25, 27, 29 and 31 a/k/a Route 130 and Gordon Road, Robbinsville Township, Mercer County, NJ. The approval consists of the following: (1) Final major subdivision for the creation of 129 new lots, consisting of 120 non age-restricted single-family homes, a 30 unit multi-family Affordable housing apartment/condominium building, 7 HOA lots, a recreation lot containing the HOA recreation amenities, a lot (Lot 12 in Block 26, containing approximately 120.12 acres) to be conveyed to Robbinsville Township for municipal purposes and/or uses consistent with the zoning regulation for the MU-ARCD Zone and private roadway rights-of-way; and (2) Final site plan for the 30 unit multi-family Affordable Housing apartment/condominium building, a recreation lot with a clubhouse, pool, tot lot and associated site improvements.
