Woodbridge Township Council Introduces and Passess the Inman Avenue Rehabilitation Plan

NOTICE is hereby given that at a Regular Meeting of the Municipal Council of the Township of Woodbridge held on APRIL 1, 2014 The following Ordinance was introduced and read and passed on First Reading  AN ORDINANCE ADOPTING THE INMAN AVENUE REHABILITATION PLAN: AREA 2 WHEREAS, the Township Council of the Township of Woodbridge (the “Council”) adopted a Resolution directing the Planning Board to undertake a preliminary investigation to determine if certain real property appearing on the official tax maps of the Township of Woodbridge (the “Township”), County of Middlesex, State of New Jersey, as various properties along Inman Avenue in the Colonia section of the Township, commonly referred to as the Inman Avenue Rehabilitation Area (the “Rehabilitation Area”) as an area in need of rehabilitation as defined in the Local Redevelopment and Housing Law, N.J.S.A. 40A:12A-1, et seq. (the “LRHL”); and   WHEREAS, the Township Planning Board (“Planning Board”) by resolution dated July 8, 2009, recommended that the Rehabilitation Area be designated by the Township Council as an area in need of rehabilitation; and WHEREAS, on August 4, 2009, pursuant to the recommendation of the Planning Board, the Township Council adopted a Resolution designating the Rehabilitation Area as an area in need of rehabilitation; and WHEREAS, in furtherance of the rehabilitation of the Rehabilitation Area, a rehabilitation plan has been prepared by Marta Lefsky, P.P., A.I.C.P., dated March 2014 , for the Rehabilitation Area (the “Inman Avenue Rehabilitation Plan: Area 2”) which is attached hereto as Exhibit A and hereby made part of this Ordinance; and WHEREAS, the Township Council adopted a Resolution on April 1, 2014, referring the Inman Avenue Rehabilitation Plan to the Planning Board for its review and recommendation; and WHEREAS, the Planning Board by Resolution on April 9, 2014 recommended that the Township Council adopt the Inman Avenue Rehabilitation Plan: Area 2 Company Site. NOW, THEREFORE, BE IT ORDAINED by the Township Council of the Township of Woodbridge, County of Middlesex, State of New Jersey, being the governing body thereof, that, pursuant to N.J.S.A. 40A:12A-7, the Township Council: Section 1.  Hereby adopts and approves the Inman Avenue Rehabilitation Plan: Area 2 which attached hereto as Exhibit A and hereby made a part of this Ordinance; and Section 2. Hereby directs the Inman Avenue Rehabilitation Plan: Area 2 be filed with the Township Clerk. Section 3.  Hereby directs the Woodbridge Redevelopment Agency of the Township of Woodbridge shall serve as the redevelopment entity responsible for implementing the Inman Avenue Rehabilitation Plan: Area 2 and carrying out the rehabilitation projects in the Rehabilitation Area. Section 4. The Inman Avenue Rehabilitation Plan: Area 2 shall supersede the provisions of the Township’s Zoning Ordinance in the Rehabilitation Area. Section 5.  Pursuant to N.J.S.A. 40A:12A-7(c), the Township’s Zoning Map is hereby amended to identify the Rehabilitation Area in the manner depicted in the Rehabilitation Plan. Section 6. If any provision of this Ordinance shall be held invalid by any court of competent jurisdiction, the same shall not affect the other provisions of this ordinance, except so far as the provision so declared invalid shall be inseparable from the remainder of any portion thereof . Section 7.  This Ordinance shall take effect upon the final passage and publication pursuant to Law. John M. PUBLIC NOTICE   In compliance with the Municipal Land Use of Law and the Land Development Ordinance of the City of Asbury Park, please note that Ron-Vin Properties, Inc. will seek both preliminary and final approval of a major site plan and variances. The proposed project will be located at 1301-1321 Memorial Drive, Asbury Park, NJ 07712, Block 202, Lot 10, which is located in the B2 zoning district. The applicant is proposing to upgrade (a rehabilitation) the existing building and facade to provide for retail, restaurant and bank uses. The site currently operates as a commercial retail center and the improvements to the site include parking, vehicular circulation, and pedestrian circulation as shown within the site plan documents on file with the Department of Planning and Zoning in the City of Asbury Park. Bernards Township requests qualifications (RFQ) from preservation and restoration contractors

REQUEST FOR BIDDERS’ QUALIFICATIONS 2013 Project at Kennedy Martin Stelle Farmstead, 450 King George Road, Bernards Township, Somerset County, New Jersey The Friends of Kennedy Martin Stelle Farmstead, Inc. (FKF) is seeking qualifications from contractors specializing in preservation and restoration construction work for the 2013 Project at the Kennedy Martin Stelle Farmstead. FKF plans to advertise for a single overall lump sum price to complete the project. The project includes general conditions, facilities and temporary controls (typical requirements for a historic preservation project of this type, size and complexity), sitework (excavation archeological monitoring at ground disturbances, selective interior removals, demolitions and salvage, shoring, re-grading, site restoration after construction), concrete (new ADA access ramp/sidewalk to the English Barn, new reinforced slabs, footings, new poured-in-place footings/underpinning to support fireplace in Farm House), masonry (new brick drainage swale along the English Barn, dismantle, rebuild and reinforce the stone fireplace foundation in the Farm House basement), metals (structural steel as needed to reinforce the fireplace in the Farm House), carpentry (new wood deck at new north deck at English Barn, new framing as needed to reinforce fireplace in the Farm House), thermal/moisture protection (installation of a long-lasting heavy-duty tarp to protect the Cow Shed), finishes (paint repaired exterior wooden elements), and electrical systems (new underground electrical service into the English Barn for circuitry to support lighting, staging and assembly needs – including underground electrical cable, meter and panel, interior circuits, fire alarm, emergency lights, security systems and basic lighting fixtures). The historic nature of the building fabric requires a sensitive approach to work that will be completed in the overall context of preserving these buildings. Historic fabric shall be kept intact or repaired whenever possible and care will be taken to avoid destroying historic fabric. This project has received grant funding from the Somerset County Historic Preservation Program. Jersey City Redevelopment Agency seeks contractor for Phase II Rehab of Existing Building at 292 MLK Drive”

INVITATION TO BID   Sealed Bids will be received by the Jersey City Redevelopment Agency for the “Phase II Rehabilitation of the Existing Building at 292 MLK Drive” Contract No. 13-11-FO12 (“Project”), owned by the Jersey City Redevelopment Agency, at the Jersey City Redevelopment Agency offices at 66 York Street, Second Floor, in the City of Jersey City, New Jersey at 11:00 a.m. on November 13, 2013, at which time all Bids will be opened and read aloud.  The Bid Specification, including the Drawings and Technical Specifications, is on file at the offices of the Jersey City Redevelopment Agency, 66 York Street, Second Floor, Jersey City, New Jersey 07302.
