City of Northfield Approves 19 Single Family Subdivision

NOTICE OF DECISION

PLEASE TAKE NOTICE that at the conclusion of a hearing held before it on March 12, 2015, the Planning/Zoning Board of Adjustment for the City of Northfield granted preliminary major subdivision approval to the undersigned,
to allow the undersigned applicant to subdivide the subject property into 19 single-family residential building lots. The property, which is the subject of this Application, is shown and designated as Lots 25, 28, 29, 33 and 34 in Block 92 on the City of Northfield tax map, which property is located at 1823 Wabash Avenue in Northfield, New Jersey.
The property was formerly used as an industrial/construction yard and offices for Arthur R. Henry, Inc., a building contractor.

The decision of the Board was memorialized in a written Resolution adopted by the said City of Northfield Planning/Zoning Board of Adjustment on April 2, 2015, and is available at the office of the Secretary to the City of Northfield Planning/Zoning Board of Adjustment at City Hall, 1600 Shore Road, Northfield, New Jersey.

To Whom It May Concern:

Please take notice that the Planning Board of the Township of Galloway will hold a Public Hearing on February 5, 2015 at 7:00 p.m. at the Municipal building, 300 E Jimmie Leeds Road, Galloway, NJ.

The public hearing is part of the investigation by the Planning Board as to whether the following properties as shown on the Municipal Tax Map qualify as an area in need of redevelopment under N.J.S.A. 40A:12A-1 et seq.

Block 1171, Lot 17

Upon completion of its investigation, the Planning Board will provide its recommendation to the Township Council.

If the Township Council adopts a Resolution determining that the property is an area in need of redevelopment, such designation shall constitute a finding of public purpose which will authorize the Township to offer tax or other financial incentives to encourage the appropriate redevelopment of the area.
The redevelopment designation shall not authorize the municipality to exercise the power of eminent domain to acquire property in the delineated area.

The study area is located along Galloway Road in the Limited Industrial (LID) zoning district.
The study area is bounded on the west by block 1171, lots 4.01 and 6 both owned by NJDEP and by a portion of the residential development on Southport Court; on the east by block 1171 lots 18 & 24.01; on the north by the residential development on Quail Hill Boulevard; and on the south by block 1171, lot 4.14 owned by NDEP and block 1171, lot 25.
The site is partially bisected by Galloway Road.
Maps showing the extent of this area are on file with the Municipal Clerk and in the Planning/Zoning office of the Township of Galloway Municipal Building and are available for inspection Tuesday through Friday from 8:30 a.m.- 4:30 p.m.

Anyone who is interested in, or who would be affected by a determination that the area is in need of redevelopment as defined in N.J.S.A. 40A:12A-1 et seq. and who favor or are against such a determination may be heard at the above stated time and place.

Galloway Approves 944 Units on Former Golf Course

NOTICE OF DECISIONPLEASE TAKE NOTICE that at the conclusion of a hearing held before it on September 19, 2013, the Planning Board for the Township of Galloway granted amended preliminary and final major subdivision and amended preliminary and final major site plan approval to the undersigned applicant to allow it to construct, establish and maintain a non-age restricted residential community containing a total of 944 housing units.
These units are apportioned as 531 single family detached units, 224 townhouse units and 189 affordable apartment units.
The development is to take place on property shown as Block 453, Lot 2; Block 455, Lots 1, 2, 3 and 11; Block 456, Lots 1, 2, 4, 5, 6, 7, 8 and 9 and Block 458, Lot 1 on the Galloway Township tax map, which property is located at the site of the former “Blue Heron Pines East” golf course, which is located generally at Tilton Road, Odessa Avenue, Aloe Street and Genoa Avenue.
The site currently consists of an approximately 398 acre tract containing the former golf course improvements, which golf course is no longer in operation.
