TOWNSHIP OF LAKEWOOD PLANNING BOARD OCEAN COUNTY, NEW JERSEY NOTICE OF PUBLIC HEARING PLEASE TAKE NOTICE that the Planning Board (the “Board”) of the Township of Lakewood (the “Township”) will, on January 3, 2017 at 6:00 p.m. at the Lakewood Township Municipal Building, 231 3rd Street, Lakewood Township, Ocean County, New Jersey, 08701, or at such other time and place as the Board may adjourn thereafter, hold a public hearing (the “Hearing”) to consider an application for preliminary and final major site plan approval, minor subdivision approval, “bulk” or “c” variance relief, design waiver relief, and such other relief and approval as may be determined by the Board or its consultants to be necessary (the “Application”) made by Lakewood Shopping Village, LLC (the “Applicant”) and Cedarbridge Development, LLC (“Cedarbridge”) to permit the development of an approximately 196,820 sq. ft. shopping center consisting of thirteen (13) retail buildings along with associated site improvements including internal driveways, means of ingress and egress, parking, curbing, landscaping, lighting, signage, stormwater management facilities, and the like (the “Project”) at that certain real property within the Township located at the corner of Pine Street and the Avenue of the States and formally identified on the Township’s tax map as Lot 1 in Block 961.02 (the “Lot 1”). Lot 1 consists of approximately 86.84 acres and is located in the Township’s DA-1 Cedarbridge Gioropment Area Zoning District (the “Redevelopment Area”). Lot 1 has been determined by the Township to be an “area in need of redevelopment” and the Township has adopted a redevelopment plan that governs development on Lot 1 (the Cedarbridge Redevelopment Plan, adopted pursuant to Ordinance 1990-143, January 25, 1990, as subsequently amended) (the “Redevelopment Plan”), all in accordance with the New Jersey Local Redevelopment and Housing Law, N.J.S.A. § 40A:12A-1, et. seq. (“LRHL”). Cedarbridge is currently the designated redeveloper of the Redevelopment Area. Lot 1 consists of vacant and underutilized land. The Applicant and Cedarbridge jointly propose to subdivide a 48.44 acre portion of Lot 1, to create a proposed new lot (the “Project Lot”) on which the Project is proposed to be developed. The Applicant then proposes that the Project will be developed in two phases. The first phase is proposed to consist of the construction of seven retail buildings (with associated site improvements) and the second phase is proposed to consist of the construction of six additional retail buildings (with additional associated site improvements). At full build-out, the Project is also proposed to include a playground area. The Project has been designed to conform to the requirements of the Lakewood Township Unified Development Ordinance (the “Ordinance”) and the Redevelopment Plan, however, the Applicant will seek “bulk” or “c” variance relief in accordance with the LRHL and the New Jersey Municipal Land Use Law, N.J.S.A. § 40:55D-1, et. seq. (“MLUL”) to permit a front yard parking setback of 6 ft. whereas the Redevelopment Plan requires a front yard parking setback of 20 ft. The Applicant will also seek any other variances, waivers, exceptions, approvals, or other relief determined by the Board or its consultants to be necessary, without further public notice. There is a Warehouse In Bordentown they Call The Rising Sun

NOTICE PLEASE TAKE NOTICE that upon the Application of TC Bordentown Associates, LLC (the “Applicant”), the Planning Board of the Township of Bordentown shall conduct a public hearing on Thursday, May 12, 2016, commencing at 7:30 p.m., at the Bordentown Township Municipal Building, One Municipal Drive, Bordentown, New Jersey, to consider the Applicant’s request for a One (1) Year Extension of the Final Major Site Plan and Variance Approvals previously granted for the project commonly known as the Interchange 7 Distribution Center (the “Project”), which is proposed for development on property located adjacent to and at the intersection of Rising Sun Road and Interstate 295, in the Research, Engineering, and Office (“REO”) Zoning District, which is currently owned by the Applicant, and more specifically identified as Block 137.02, Lot 5.01, on the Official Tax Maps of Bordentown Township (the “Property”). The Project provides for the development of a 440,550 +/- square foot facility, including 30,000 +/- square feet of office space, and 410,550 +/- square feet of warehouse/ distribution/light industrial space, together with 194 parking spaces, landscaping, lighting, and other related site improvements. The proposed office – warehouse use is a permitted use in the REO Zone. On November 7, 2005, the Planning Board granted Preliminary and Final Major Site Plan and Variance Approvals for the Project, which approvals were memorialized in Resolution No. P-2005-21, adopted November 7, 2005 (the “Approvals”). The Approvals will expire on June 30, 2016. Therefore, the Applicant is seeking a One (1) Year Extension of the Approvals to June 30, 2017. At the time of and as part of the Approvals, the Applicant received Bulk Variance Approvals to allow for the following: (i) parking to be setback 30 +/- feet from the adjacent street line, when 40 feet was required; (ii) a 4 foot high fence to be installed in the front and side yard surrounding a basin; (iii) landscaping within the parking area to be planted with less than 5% in area for trees; (iv) to provide less than one tree for every three parking spaces; and (v) to not provide curbing along Rising Sun Road. To the extent necessary, the Applicant is also requesting that these Bulk Variance Approvals be extended until June 30, 2017. At the same time, the Applicant will be requesting, if necessary, the reapproval of any and all other waivers, variances, Ordinance exceptions and/or interpretations that may be deemed to be necessary, in order to allow for the requested extension of the Approvals and the proposed development and use of the Property. Fairlawn to Consider Converting Herolds Farm to a Bottle King

NOTICE OF PUBLIC HEARING BOROUGH OF FAIR LAWN ZONING BOARD OF ADJUSTMENT NOTICE FOR PUBLICATION PLEASE TAKE NOTICE that on Thursday, July 30, 2015 at 7:00 P.M. at the Council Chamber, 8-01 Fair Lawn Avenue, Fair Lawn, New Jersey, the Zoning Board of Adjustment of the Borough of Fair Lawn will hold a public hearing on an application filed by 909 Glen Rock, LLC for a modification to an existing use variance, preliminary and final minor site plan approval and preliminary major subdivision approval. The parcel situated in Fair Lawn is commonly known as Saddle River Road and identified as tax lot 6, block 1808. The Applicant requests variance relief pursuant to N.J.S.A. 40:55D-70(d)(1) from the requirements of the Fair Lawn R-1-2 One-Family Residential Zoning District under Ordinance # 125-17 with respect to the proposed commercial parking lot use, which was previously granted in 1986. The Applicant is presently seeking, among other things, to demolish the Herold’s Farm structure and construct a Bottle King market in its place. The property located in Fair Lawn will continue to be used as a commercial parking lot, whereby servicing the new Bottle King market. Specifically, on June 8, 1986, a zoning appeal application was filed with the Fair Lawn Zoning Board of Adjustment by Walter Amos and Edna Amos, at which time the Applicants sought to erect a new Herold’s Farm to replace the existing retail center. The structure is located in Glen Rock but a portion of the property is located in Fair Lawn. At that time, the applicants sought to use the portion of the Property located in Fair Lawn for off-street parking. The application was approved. This application, combined with the pending application before the Glen Rock Planning Board, seeks a five (5) lot subdivision; four (4) residential and one (1) commercial lot; one (1) residential lot located within the Borough of Fair Lawn and the partial parking area of the commercial lot located in Fair Lawn with the remaining lots and site located in Glen Rock. Applicant is seeking preliminary and final major site plan approval and preliminary major subdivision approval for the property located at 909 Prospect Street, Glen Rock, NJ (“Property”) from the Glen Rock Planning Board. Concrete, Pavers, Etc. = 10,417 s.f. The proposed impervious coverage is 58,578 s.f. or 47.5%. It is comprised as follows: Buildings = 15,712 s.f. Macadam = 40,748 s.f. Concrete, Pavers, Etc. = 2,118 s.f. There is a total decrease of impervious coverage of 6,795 s.f. A total of 4,896 s.f. of impervious area lies within the Borough of Fair Lawn, which will have a 1,530 s.f. decrease. Thus, the total proposed impervious coverage in Fair Lawn will be 3,366. The Property is located in zones A-2 and C-1 in Glen Rock and zone R-1-2 in Fair Lawn. Woodbridge to Hear Mixed Use Application which will include Arts Center

Bordentown Waterfront Village Application to be Heard

PLEASE TAKE NOTICE that on January 8, 2015, at 7:30 PM , the Township of Bordentown Planning Board (“Board”) will hold a public hearing at the Township of Bordentown Municipal Building, located at 1 Municipal Drive, Bordentown Township, New Jersey 08505 or at such other time and place as the Board may adjourn to thereafter, to reconsider an application by BORDENTOWN WATERFRONT COMMUNITY, LLC (“Applicant”) for preliminary and final subdivision approval and amended preliminary and final site plan approval for proposed development at property located on the southbound side of Burlington-Bordentown Road (County Route 662, just north of its intersection of U.S. Route 130) and designated as Block 140, Lots 5.01, 5.02, 10-16, 18 and 19, Block 140.01, Lots 1-3, and Block 141, Lot 4 on the Township of Bordentown Tax Map (“Property”). The Applicant is seeking amendment of preliminary site plan approval previously issued for the entire Property for phased development of the Property consisting of Phase I and Phase II. Final site plan approval was previously issued by the Board for the Phase I portion of the development consisting of 159 residential apartments in 3 buildings known as the East Village Apartments which are currently under construction, 1 senior housing building consisting of 62 units, and 3 retail buildings consisting of 21,650 sq. ft of retail space. The Applicant is seeking amendment of the Phase I final site plan approval, to establish final site plan approval for proposed Phase IA development on Block 140.01, Lots 1-3 consisting of approximately 4.61 acres of the Property to construct: a convenience store and gas station in one (1) building consisting of 5,496 sq. ft. on Proposed Lot 1.01, Block 140.01; two (2) retail buildings consisting of 7,712 sq. ft. on Proposed Lot 1.02; and one (1) mixed use residential building containing 28 residential units and 5,686 sq. ft of retail space. The Applicant will seek the following variance relief from the Township of Bordentown Land Use Ordinance (“Ordinance”) and the Municipal Land Use Law, N.J.S.A . 40:55D-1 et seq ;

1. Side Yard Setback : Relief from the requirement for a 15 foot side yard setback on proposed Lot 2, Block 140.01, whereas 9 feet is proposed.

2. Building to Curb Set Back : Relief from the requirement that the proposed mixed use building on Proposed Lot 2 be set back from the curb by 15 feet, whereas an 11-foot setback is proposed for the mixed used residential building and a 4-foot setback is proposed for the convenience store on Proposed Lot 1.01.

3. Signage : Relief from the Redevelopment Ordinance provision limiting signage to 1 wall mounted sign and 80 sq. ft., whereas a total of 7 signs, 5 of which are proposed as wall mounted signs and two of which are proposed as freestanding signs, are proposed. The proposed total square footage of the 2 proposed freestanding signs is 147.5 sq. ft. and the total square footage of the 5 proposed wall mounted signs is 212.3 sq. ft.

The Applicant will also seek such other variances/waivers, permits and/or exceptions as the Board may deem necessary for this application without further notice.

Bloomfield Planning Board Appproves Hartz Site on Bloomfield Avenue

PUBLIC NOTICE TOWNSHIP OF BLOOMFIELD PLANNING AND ZONING BOARDS On October 14, 2014 the Planning Board of the Township of Bloomfield adopted a memorializing resolution, reflecting the action taken by the Board on September 4, 2014, approving preliminary and final major site plan, minor subdivision, and an exception from the Township’s site plan submission requirements to permit the construction of an eight (8) building, 336 unit residential development on one (1) lot and 38,659 square feet of retail space in two (2) buildings on a second lot, in an area governed by the Redevelopment Plan for the Hartz Site at premises known as Map 5, Block 64, Lots 1 & 4, better known as 192-200 Bloomfield Avenue. Monroe Township looks at Application of The Gables at Applegarth Village

TOWNSHIP OF MONROE PUBLIC NOTICE PLEASE TAKE NOTICE that the applicant, THE GABLES AT APPLEGARTH VILLAGE, LLC has applied to the Zoning Board of Adjustment of the Township of Monroe in accordance with the provisions of Section 108 of the Monroe Township Land Development Ordinance for Preliminary Major Subdivision and Site Plan Approval concerning premises known as Lot 12.27, Block 15 which is located at the intersection of Applegarth and Federal Roads in the Township of Monroe. Applicant seeks to develop the site in accordance with a Use Variance previously granted to the Applicant as a mixed use development consisting of approximately 57,020 square feet of commercial space within five (5) buildings and 71 age-restricted townhouse dwellings. As part of the Applicant’s presentation, the Applicant shall seek the following Variance relief: 1. Section 108-10.1.M – Variance requested for providing 6 monument (freestanding) signs onsite where a maximum of one (1) is permitted; 2. Section 108.10.1.M – Variance requested for providing freestanding monument sign S-02 at 320 SF where a maximum of 100 SF is permitted; 3. Section 108-10.1.M – Variance requested for providing freestanding monument sign S-03 at 117 SF, where a maximum of 100 SF is permitted. 4. Section-108-10.1.M – Variance requested for providing freestanding monument sign S-01 at 11 ft. height where 8 ft. maximum height is permitted. 5. Section-108-6.4 – Variance requested for providing a front setback of 45.69 ft. for townhome on proposed Lot #48 where 50 ft. is required by ordinance. 6. Section 108-9.1A – Variance requested for not providing a designated loading area 10′ x 50′ for Buildings A, B and C, as deliveries to these buildings will be by panel truck only. 7. Section 108-12.23B- Variance requested for providing a trash enclosure for Building A in the front yard area. This enclosure will be screened from view. 8. Section 108-12.6G.(4) – Variance requested for providing lawn areas grades greater than 5 ft. from a building grades at 33.3% where a maximum of 20% is permitted. These lawn areas will be stabilized with sod. 9. Section 108-9.1A(13) – Variance requested for providing parking in the front yard in two locations, north of Building A and west of Building C where parking areas are not permitted in any front yard area. Parking areas are adequately buffered. 10. Section 108-9.1B.(1) – Variance requested for providing parking stall size of 10 ft. wide x 19 ft. deep in the commercial area and 19 feet wide x 18 feet deep in the residential area where 10 ft. x 20 ft. is required. 11. Section 108-9.1E.1 – Variance requested for providing parking in various locations at 10-15 ft. from the building where a minimum of 30 ft. is required. 12. Section 108-6.4 – Variance requested for providing a minimum of 27.21 ft. buffer for townhomes along ROW, where a 50 ft. buffer is required and a variance for 34.5 ft. was previously granted. A Hearing on this application by the Zoning Board will be held on September 30, 2014 at 7:00 p.m. at the Township of Monroe Municipal Complex, One Municipal Plaza, Monroe, N.J., Township of Monroe, Middlesex County, N.J. You may appear in person or by agent or attorney and present any objections which you may have to the granting of this application. The applicant also intends to request at the hearing such other variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials.
