REQUEST FOR PROPOSALS THE ORANGE HOUSING DEVELOPMENT CORPORATION The Orange Housing Development Corporation invites qualified contractors to submit sealed bids for: OAKWOOD AVENUE DEVELOPMENT PROJECT Construction of a new 3-story, +/- 10,710 gsf, 7-unit, wood framed, residential apartment building with associated site improvements located on Oakwood Avenue in Orange, New Jersey. The project will be awarded as a single-prime contract for construction to a general contractor. All qualified Contractors may obtain documentation at KNTM Architects, L.L.C. offices located at 28 Washington Street, East Orange, NJ 07017. Appointment is necessary. Drawings, specifications, forms of bid, and bonds for proposed work are available for pickup weekdays from Thursday, November 7, 2013 through Thursday, November 14, 2013. Pick up appointments will be accepted between the hours of 10:00 a.m. – 12:00 noon and 2:00 p.m. – 4:00 p.m. The final date to pick up the drawings will be Thursday, November 14, 2013 after the pre-bid meeting. There will be a non-refundable fee of Two Hundred Dollars ($200.00) in the form of a check or money order payable to Orange Housing Development Corporation that will be required for each set of the bid documents. Bidders must be registered to do business by the State of New Jersey and have required Registration Number. Bidders are required to comply with the requirements of N.J.S.A. 10:5-31 ET. SEQ and N.J.A.C. 17:27 ET SEQ. Bids must be submitted to The Orange Housing Development Corporation c/o Dr. Walter D. McNeil, Jr. (President), 340 Thomas Boulevard, Orange, NJ 07050. Bid responses will be accepted on Wednesday, December 18, 2013 no later than 2:00 p.m. There will be a bidder’s conference held Thursday, November 14, 2013 at 11:00 a.m. at the community room located at 105 Wilson Place, Orange, NJ 07050. Immediately following the conference, there will be a site visit at the project site. The bidder’s conference is not mandatory but is highly recommended and strongly encouraged. The Orange Housing Development Corporation reserves the right to reject any or all bids, to waive defects or informalities, or to accept any bid as it shall deep for the best interest of The Orange Housing Development Corporation.
