AN ORDINANCE ADOPTING THE SAYREVILLE LANDFILL AND MELROSE REVELOPMENT PLAN TO THE GENERAL ORDINANCES OF THE BOROUGH OF SAYREVILLE, COUNTY OF MIDDLESEX AND STATE OF NEW JERSEY
WHEREAS, the Mayor and Council of the Borough of Sayreville, by Resolution #2010-70 adopted on March 22, 2010 authorized the Sayreville Planning Board to make an investigation and hold a public hearing to determine whether Block 56, Lots 1.01 and 2.02; Block 57.02, Lot 1; Block 57.04, Lot 1; Block 57.05, Lot 1; Block 58 Lots 6 & 7 (Sayreville Landfill Site) and Block 283, Lot 3,Block 283 (Melrose Site) constitute an area in need of redevelopment; and
WHEREAS, the Sayreville Planning Board conducted an investigation in accordance with applicable law and determined that the aforementioned lots meet the statutory criteria for a Redevelopment Area within the meaning of N.J.S.A. 40A:12A-6(c) and (e); and
WHEREAS, the Sayreville Planning Board recommended that the Borough of Sayreville declare the aforementioned lots to be “an area in need of redevelopment,” pursuant to N.J.S.A. 40A:12A-1 et. seq.; and
WHEREAS, the Mayor and Council by Resolution No. 2010-70 declared Block 56, Lots 1.01 and 2.02; Block 57.02, Lot 1; Block 57.04, Lot 1; Block 57.05, Lot 1; Block 58 Lots 6 & 7 (Sayreville Landfill Site) and Block 283, Lot 3,Block 283 (Melrose Site) to be an area in need of redevelopment and directed the Planning Board to prepare a redevelopment plan for the area; and
WHEREAS, a redevelopment plan entitled ” Borough of Sayreville Landfill and Melrose Redevelopment Plan” has been prepared and presented to the Governing Body for review and consideration; and
WHEREAS, the Governing Body desires that the Borough of Sayreville Landfill and Melrose Redevelopment Plan become the formal planning document for revitalization of the Borough of Sayreville Landfill and Melrose Redevelopment area.
NOW, THEREFORE, BE IT ORDAINED by the Mayor and Council of the Borough of Sayreville, County of Middlesex, State of New Jersey, that the Redevelopment Plan, attached hereto a Rider “A” is hereby adopted as the Redevelopment Plan for the Borough of Sayreville Landfill and Melrose Redevelopment Plan as defined within the Plan; and
BE IT FURTHER ORDAINED that Section 26-81.2, Zoning Map, of the Land Development Ordinance for the Borough of Sayreville, is hereby amended as shown on the proposed amended Zoning Map appended to Borough of Sayreville Landfill and Melrose Redevelopment Plan, and that all parcels within the Redevelopment Area set forth on Table 1 of the Borough of Sayreville Landfill and Melrose Redevelopment Plan shall be subject to the standards detailed in such Redevelopment Plan; and
BE IT FURTHER ORDAINED that this Ordinance or parts of Ordinances inconsistent herewith are hereby repealed and this Ordinance shall take effect immediately upon final passage and publication in accordance with law.

Adoption of Amended and Restated Redevelopment Plan. The Zoning Map of the Village of Ridgefield Park, referred to in Section 96-3.2 of the Zoning Ordinance, is hereby amended so as to provide for a Special Redevelopment Zone (the “SR Zone”), which shall encompass the Redevelopment Area. The Zoning Map shall include the Redevelopment Area as the property to which the Redevelopment Plan applies. 3.Severability. If any section, sentence or any other part of this Ordinance is adjudged unconstitutional or invalid, such judgment shall not affect, impair or invalidate the remainder of this Ordinance but shall be confined in its effect to the section, sentence or other part of this Ordinance directly involved in the controversy in which such judgment is rendered. 4. Prior Redevelopment Plan Superseded. The Redevelopment Plan previously adopted by the Board of Commissioners and dated October 1, 2012, as well as the Redevelopment Plan previously adopted by the Board of Commissioners on December 11, 2007, and any other prior redevelopment plans with respect to the properties herein described, are hereby superseded in their entirety by the Amended and Restated Redevelopment Plan prepared by Kenneth Ochab Associates and dated November 4, 2013. 5.Redevelopment Entity. The Board of Commissions does hereby declare that it, without the designation of any other redevelopment entity as defined in the Redevelopment Law, shall exercise all of the powers and discharge all of the duties of the redevelopment entity for purposes of clearance, re-planning, development and redevelopment of the Redevelopment Area and, without limiting the generality of the foregoing, shall be the sole body empowered by the Village to enter into redevelopment agreements with redevelopers, subject to such limitations and requirements as are prescribed by the Redevelopment Law. 6. Procedures for Amendment of Redevelopment Plan. This Redevelopment Plan may be amended from time to time, by the Board of Commissioners, upon the compliance with all requirements of all applicable law. 7.Inconsistent Ordinances Repealed. All other ordinances or parts of Ordinances which are inconsistent with the provisions of this Ordinance are hereby repealed, but only to the extent of such inconsistencies. 8.Effective Date. Florence Township Council to hold Special Meeting to Take Action on Ordinance Authorizing Redevelopment Plan

FLORENCE TOWNSHIP The Florence Township Council will hold a Special Session on Monday, November 25, 2013 at 5:30 P.M. in the front conference room of the Municipal Complex, 711 Broad Street, Florence NJ 08518. The reason for the Special Session is to take action on: ORDINANCE NO. 2013-22 Ordinance authorizing a Redevelopment Plan for 1000 and 1200 John Galt Way in the Haines Center in the Township of Florence. Evesham Township Council to Adopt Redevelopment Plan

NOTICE EVESHAM TOWNSHIP ORDINANCE NO. 28-11-2013 AN ORDINANCE OF THE TOWNSHIP OF EVESHAM, COUNTY OF BURLINGTON, STATE OF NEW JERSEY ADOPTING REDEVELOPMENT PLAN FOR CERTAIN PROPERTIES KNOWN AS BLOCK 3, LOT 3; AND BLOCK 27.02, LOT 2 WHEREAS, the Township Council of the Township of Evesham (‘Township’) following referral to and upon recommendation of, the Evesham Township Planning Board (‘Planning Board’), desires to adopt a Redevelopment Plan for certain areas in need of redevelopment at Block 3, Lot 3, and Block 27.02, Lot 2, within the Township of Evesham, Burlington County, New Jersey, which Plan has been prepared by Bach Associates, dated October 2013, and is incorporated herein and made a part hereof by reference; and
WHEREAS , the Planning Board has examined and considered the proposed Redevelopment Plan prepared by Bach Associates regarding the subject designated redevelopment areas; and
WHEREAS, the Planning Board conducted a public meeting on November 14, 2013 concerning the Plan, which was open to the public and where said Plan was explained and discussed and members of the public had an opportunity to pose questions and submit concerns; and
WHEREAS, the Planning Board has reported that the proposed Plan is consistent with the Township Master Plan and has recommended that the Plan be adopted by the Township; and WHEREAS , the Plan, upon adoption by this Ordinance, is expected to facilitate redevelopment/ development of the subject redevelopment areas through public/private partnerships, and to provide new opportunities for the community.
NOW, THEREFORE, BE IT ORDAINED AND ENACTED , by the Township Council of the Township of Evesham that, with the recommendation of the Planning Board to adopt the proposed Redevelopment Plan, such recommendation is accepted and the Plan is hereby adopted, including any necessary overlay zoning regulations contained therein. BE IT FURTHER ORDAINED by the Township Council of the Township of Evesham that the Redevelopment Plan prepared by Bach Associates for the subject redevelopment areas, having been subjected to prior Notice and public hearing before the Council, be and hereby is adopted to govern the Redevelopment Areas comprised of Block 3, Lot 3, and Block 27.02, Lot 2.
BE IT FURTHER ORDAINED that any prior Ordinances or Plans which are inconsistent with the provisions of this Ordinance, are hereby repealed to the extent of such inconsistencies.
BE IT FURTHER ORDAINED that this Ordinance shall become effective twenty (20) days following final passage and publication as required by law, as the Ordinance adopting the Redevelopment Plan for these designated areas, and zoning and redevelopment maps for the areas, as applicable.
